Sirius Condominium: a new residential complex in Rawai

Sirius Condominium is being built by Metrics Development Thailand. The project consists of three seven-storey buildings with 282 apartments: studios plus one-, two- and three-bedroom layouts. The current entry budget is 4,700,000 ฿, which buys a 36 m² studio. Completion is scheduled for Q3 2027, so buyers enter the project during construction.

The architecture combines minimalism with a tropical feel. Apartments have panoramic windows and natural finishing materials, while palms and ornamental planting fill the gardens between the buildings. The price of a specific apartment depends on its floor and on the view, either towards the mountains or over the pool.

Location in Rawai: two beaches nearby

The complex is located in Rawai, in the Nai Harn area. Rawai Beach is 1.4 km away and Nai Harn Beach is 1.9 km away. The first is known for seafood and active leisure, the second for white sand and the calm setting families appreciate. Restaurants, cafes, supermarkets, spas and international schools are close by, as are Nai Harn Lake and the Promthep Cape viewpoint.

The two-bedroom layout covers 90 m² with a starting price of 10,800,000 ฿. Three bedrooms fit into 94 m², priced from 11,200,000 ฿. Each of these has two bathrooms, and the price per metre stays near 120,000 ฿.

The main leisure area surrounds a large 32×10 m pool with loungers and parasols. Children get a separate 12×8 m pool and a kids club. Indoors there is a fitness centre and a coworking space, while the roof is planned to hold restaurants and a bar with panoramic views, a jacuzzi, an outdoor cinema and private gazebos. Security comes from 24-hour guards and video surveillance. Part of the parking is underground, stated at 30% of spaces.

Buying terms in Rawai for foreigners

A foreigner can register an apartment as Freehold within the 49% quota for a premium of $311 per square metre, or as Leasehold for 30 years with extension up to 90 years. Maintenance costs $2 per metre per month, and a one-off sinking fund contribution is $25 per metre. Ask for the payment schedule along with the current price list.

The developer states a rental yield of 6–10% a year. This is the developer's estimate rather than an obligation, and actual results depend on how the apartment is managed and on the season.
