Enigma Residence is under construction in Rawai, in the south of Phuket. The East Wind Thai project comprises three buildings of up to 7 floors and 164 apartments, sold as studios, one and two bedroom units and penthouses. Completion is scheduled for Q4 2026, with Leasehold or Freehold ownership.
The site sits on elevated ground, so many apartments look out over Rawai and Chalong bays, green hills and the sea. The facades rely on floor-to-ceiling glazing and generous balconies, and the buildings form a single line among palm trees.
Rawai Beach is about 600 metres away. Nai Harn Beach and Promthep Cape are in the same part of the island. Seafood restaurants, markets, supermarkets, international schools and beach clubs surround the complex, so daily errands stay within the neighbourhood.
According to the project data, apartments start at about 35 m². The developer's floor plates show the following types:
The studio measures 35 m² and has a living zone, a kitchen with dining area, a sleeping area, a bathroom and a terrace. One bedroom apartments range from 36.75 to 58.8 m². This format works well for one person or a couple.
Two bedroom apartments start at 63.74 m², and in the 73.5 m² type each bedroom has its own bathroom. Penthouses form a separate category with their own price list.
All apartments are specified with fine finishing, a built-in kitchen and wardrobes, air conditioning, modern sanitary ware and a smart home system. Provision is made for household appliances.
The roof holds a swimming pool with panoramic views. There is a two-room fitness centre, a sauna, relaxation areas and landscaped gardens, plus a coworking space for remote work.
Cars go into a two-level underground car park. The buildings have lifts, security works around the clock and CCTV covers the property.
The reservation fee is 200,000 ฿. Payments then follow stages: 35% at contract signing, 15% when the foundation is finished, 20% during construction, 20% at the end of construction and 10% at transfer of ownership. Maintenance costs 75 ฿ per m² a month, and the one-off sinking fund contribution is 650 ฿ per m².
The developer states a projected return of about 6% a year. This is the seller's estimate rather than an obligation, so check it against the contract.
The complex suits people who want to live near the sea in the south of the island, work from home and use a gym without leaving the building. Buyers with an investment goal may find the studio entry price and the staged payment schedule useful.
