Next Point Condominium: a condominium in Rawai

Next Point Condominium is being built by AE Phuket Co., Ltd. in Rawai, in the south of Phuket. The complex has four 7-storey buildings and more than 370 apartments, from compact studios to penthouses. Completion is planned for Q4 2027, with a choice of Leasehold or Freehold ownership.

The buildings, with floor-to-ceiling glazing and generous balconies, stand among tropical greenery and frame an inner courtyard with water and gardens. Planted roof areas and an open terrace with a pool occupy the upper level.

Location in Rawai

Rawai Beach and Nai Harn Beach are roughly 5–10 minutes away. Promthep Cape and Chalong Pier are nearby, along with seafood restaurants, cafes, supermarkets, international schools and seaside promenades. The area is popular with expats who stay for long periods and rent long term.

Next Point Condominium layouts

Apartments start at about 35 m² and reach 118–195 m² in the penthouses. Four formats are on sale.

Studios and one bedroom apartments

The studio measures 35 m²: one room combining kitchen and sleeping area, plus a bathroom and balcony. According to the published plans, one bedroom apartments measure 48.7 and 55.08 m². Some have an unusual shape: corner types taper to one side and open up a wide outlook.

Two bedroom apartments and penthouses

The two bedroom plan measures 70 m². Penthouses come with one, two or three bedrooms, and the plans include a two-level type of 131.85 m² with three bathrooms.

The specification lists fine finishing, a built-in kitchen and wardrobes, air conditioning, modern sanitary ware and a smart home system. Provision is made for household appliances.

Next Point Condominium facilities

There are two kinds of pool: a shared one on the grounds and a rooftop pool with panoramic views. For health and exercise the complex offers a fitness centre, SPA and wellness zone, sauna with steam room and a yoga area. A coworking space and meeting rooms cover work needs.

Residents also have a restaurant and cafe, a lobby with lounge areas, tropical gardens and a children's play area. Parking, 24-hour security and CCTV are part of the project. Pets are allowed.

Buying terms at Next Point Condominium

The reservation fee is 100,000 to 150,000 ฿. It is followed by a booking deposit, signing of the sale agreement, staged payments during construction and a final payment at handover. Maintenance costs about 83 ฿ per m² a month, and the sinking fund is about 600 ฿ per m².

The developer states a return of up to 6% for 3 years and participation in an 80/20 rental pool. Read the terms of this programme in the contract before buying.

Who the Rawai complex suits

The range of services is designed for people staying on the island for a long time: you can work in the coworking space, exercise and take a child to the play area without leaving the grounds. Pet owners will appreciate that animals are allowed.
