VIP Galaxy Villas: a villa community in Rawai

VIP Galaxy Villas is a large project by VIP Thailand Group in the south of Phuket. A plot of 30 rai (48,000 m²) is planned for 114 homes, which the master plan splits into three types: 37 Type A, 26 Type B and 51 Type C. Sizes are stated from 206 to 560 m². Completion is scheduled for Q4 2026.

The homes have private pools and gardens, and the ground-floor living rooms open onto the terrace and pool area. Shared facilities and a property management service come on top of that.

Location in Rawai: the beach is close

Rawai Beach is about 400 m away, roughly 5 minutes. Nai Harn Beach is about 1.8 km away. Promthep Cape, Nai Harn Lake, the seafood market, restaurants and shops are all nearby, so most everyday errands stay within the area.

Layouts at VIP Galaxy Villas

On sale are villas with 2 and 3 bedrooms and townhouses with 2 bedrooms. Ceiling height on the plans is 2.8 m. The plans for Types A, B and C show three levels with an open roof at the top.

Type A: 360 m² plot

Building area is 483.7 m², with a 170 m² garden, a 33.75 m² pool and 54.65 m² of parking. The ground floor has the living room, kitchen, dining area and a bedroom with its own terrace, while the first floor holds the main bedroom with a walk-in closet and bathroom, another bedroom and a working room.

Type B: 288 m² plot

Building area is 470 m², with a 120 m² garden, a 24 m² pool and 35.85 m² of parking. The living room is noticeably larger at 25.9 m², and the main bedroom with its closet and bathroom takes 52.35 m².

Type C: 138.6 m² plot

A narrow home in a row: 279 m² of building area, a 21.8 m² pool and 32.3 m² of parking, with no separate garden on the plan. Bedrooms are on the upper levels.

Facilities at VIP Galaxy Villas

The community has a shared pool, a fitness centre, a spa and wellness zone, a restaurant, a children's play area, a clubhouse, a lobby and reception. Landscaped gardens cover about 5,000 m². Parking is planned for all homes, along with EV charging stations, round-the-clock security and CCTV.

Expect a finished interior, panoramic windows, a modern kitchen, built-in wardrobes, air conditioning, a private pool, a private garden and a terrace for relaxing.

Terms for buying a villa in Rawai

The reservation fee is 250,000 ฿. After that, 30% is due after signing the contract, 20% at the foundation stage, 20% when the shell is complete, 20% at the finishing stage and 10% at handover. Ownership is leasehold or freehold. The service charge is about 180 ฿ per m² a month, the sinking fund about 200,000 ฿, and electricity and water are at state rates. The developer states a yield of about 6% a year, which is a claim and not a guarantee.
